SOLWAY COUNTRY ESTATE

Solway Country Estate Lifestyle Village is designed for the discerning buyer over 50, looking to live independently amongst a fully landscaped stylish village setting on a freehold titled site. 

The village consists of 70 villas with a mix of two and three-bedroom units with options for double and single garaging.  Architecturally designed to fit cohesively in a convenient location behind the Solway Copthorne Hotel. 

As part of the Solway Country Estate you have membership to the country club facilities and benefits including use of the swimming pool, fitness centre, tennis and squash courts, along with additional benefits which include discounts on The Grill Restaurant and Bar and also accommodation for additional guests should the need arise.  All this within a short walk from your front door.

THE LOCATION

The village is entered from the end of William Donald Drive in Masterton but once you’ve parked your car you can enjoy a short stroll from the rear of the village through to High Street or enjoy a relaxing meal at the Solway Grill Café and Restaurant where you will reap the benefits of your Solway Country Club membership discounts.

THE LIFESTYLE CONCEPT

Unlike most retirement villages where the tenure is by way of licence to occupy, with the owners being required to sell to the village operator at a predetermined price, the Solway Country Estate offers freehold titles so family and loved ones can receive the full sale proceeds including the capital gain less a one-off exit fee of $3,500 payable to the Solway Country Estate Limited.

All 70 villas own one of 70 shares in the Solway Country Estate Ltd company.  The fee is designed to cover future maintenance to the common area including roading, gardening and fencing etc.  This exit fee negates the need to levy owners with one-off payments.

ANNUAL FEES

Each owner pays a one-off fee at the beginning of each year, currently set at $2,500.  This fee covers all lawn mowing, garden maintenance, street lighting and common area maintenance.  It also includes biannual exterior house and window washing.  It also covers your membership fee to the Solway Country Club. 

Each owner will be responsible for their own rates and insurance. 

The village annual fee and exit fee are adjusted annually according to the movement in the consumer price index.
